One room per transaction
Title documents, searches, surveys, leases and the sale contract in a single room, organised so a buyer's solicitor can find everything without a chain of email attachments.
For property & real estate
Title documents, searches, surveys and contracts move between buyers, sellers, solicitors and surveyors throughout a transaction. Share them as one gated room instead of an email chain nobody can fully account for.
From title pack to completion
A slow-moving chain is often just a document nobody has opened yet. Gate access, track engagement, and keep a clean record of every version sent.

Title documents, searches, surveys, leases and the sale contract in a single room, organised so a buyer's solicitor can find everything without a chain of email attachments.
02
Buyers, their solicitors and surveyors each open the room through a link that requires a verified email and one-time code, so you always know who has seen what.
03
Page-by-page dwell time shows whether a buyer's solicitor has actually reviewed the title pack, useful when a chain is moving slowly and nobody will say why.
04
Replace a document, such as an updated survey or an amended contract, and keep the old version in your private history without confusing anyone downstream.
05
Use e-signature for the commercial documents around a deal, such as heads of terms, non-disclosure agreements and correspondence. It is not a substitute for the formal execution of a land transfer or deed - see the FAQ below.
06
One click cuts access for every party the moment a sale completes, exchanges fall away, or a buyer withdraws, so title documents do not keep circulating afterwards.
Property data room FAQ
No, not for the transfer or deed itself. Under the law of England and Wales, deeds, land transfers and certain other property instruments are a recognised exception to normal e-signature rules and typically require witnessing and other formalities beyond a standard electronic signature. Use 99 Data Rooms' e-signature for the surrounding commercial documents, such as heads of terms or an NDA, and complete the formal transfer or deed through your solicitor or conveyancer in the usual way. This is general information, not legal advice - check the specific requirements of your transaction.
Typically title documents, local authority searches, surveys, leases where relevant, the draft sale contract and replies to enquiries. Put them in one gated room so a buyer's solicitor can review everything from a single link.
Yes. Give each party its own link with a verified-email and one-time-code gate, so you can see individually who has opened the pack and revoke one party's access without affecting another's.
Yes. Documents are hosted in the UK (London), encrypted with AES-256 at rest, with a Data Processing Agreement available on request.
This page is general information about how 99 Data Rooms handles documents, not legal advice, and does not cover the formal execution requirements for deeds or land transfers - speak to your solicitor or conveyancer about those. See the security page for full hosting detail.
